Patricia Hutchison
Chair of the Board

Patricia (Pat) co-founded Mission Rock in 2012 and, under her leadership, led the company to grow to over 36,000 units with a valuation of over $7.75B. Pat has over 30 years of experience in the Property Management Industry and, under her leadership, Mission Rock became an industry leader in the multifamily arena.

As Chair of the Board, Pat provides strategic guidance, governance oversight and direct supervision to the CEO. Pat ensures alignment on the long-term vision for Mission Rock while partnering closely with the Board of Directors to set strategic priorities, assess organizational progress, and uphold the company’s mission and values She partners closely with the Board of Directors to set strategic priorities, evaluate organizational progress, and uphold the company’s mission and values.

In 2017, Pat was awarded the Global CPM of the Year through IREM. In 2019, she was awarded the prestigious Multifamily Executive of the Year by MFE. Also, in 2019, Pat was awarded CPM of the Year from the IREM Chapter in Denver. She was also inducted into the Hall of Fame from the Apartment Association Metro Denver, and currently serves on both the NAAEI Board of Directors and City Advisory Board for Entryway.

Meredith Wright
Chief Executive Officer

As CEO, Meredith is responsible for setting and executing strategic priorities, driving tactical expansion, ensuring outstanding client and resident outcomes and leading the organization’s long term vision. She balances fiduciary responsibility with operational leadership and cultural stewardship to deliver superior service. She is also responsible for allocating resources to meet the vision and growth of the company.

Under Meredith’s leadership, Mission Rock is focused on a culture and vision that creates a collaborative and inclusive environment and inspires our team members to deliver superior performance. Meredith is dedicated to providing outstanding service to the residents, clients, employees and partners of Mission Rock Residential.

Meredith is a graduate of Colorado State University and a past President of the Colorado Apartment Association (CAA) and the Apartment Association of Metro Denver (AAMD), for which she is a member of the Hall of Fame. She is a Certified Property Manager (CPM) through IREM and a Certified Apartment Property Supervisor (CAPS) through NAA. Meredith also currently serves on the Technology Committee with NAA.

Arista Eden
Chief Operations Officer

As Chief Operations Officer, Arista Eden oversees Mission Rock Residential’s asset performance, operations strategy, ESG initiatives, and Client relationships. Arista has over two decades of industry experience in multi-family development, acquisitions, financing, management, and dispositions. Before joining Mission Rock, Arista served as Vice President of Asset Management for April Housing, a Blackstone Portfolio Company.

Her previous experience also includes seventeen years as Vice President of Asset Management for AIG Global Real Estate, where she oversaw multi-family portfolios in the Northeast, Southwest, and Mountain regions.

Kim Hussey
Chief Financial Officer

As CFO, Kim oversees the IT, Data Analytics, Residential and Corporate Accounting, Payroll, and Treasury departments. Kim is responsible for financial reporting to ownership groups, internal management, and oversees all external reporting requirements. A large portion of her role involves working closely with other departments to ensure accurate reporting.

Prior to joining Mission Rock, Kim was the Director of Accounting with a Denver-based non-profit organization as well as Vice President of Accounting and HR with Echelon Property Group. At Echelon, Kim was responsible for all accounting and human resource operations for approximately 6,000 fee-managed units. Her previous experience includes residential real estate development and audit experience with a national CPA firm. Kim is a graduate of the University of Northern Colorado.

Marcella Eppsteiner
Chief Experience Officer

As Chief Experience Office, Marcella oversees the quality and management of the customer experience and lifecycle with a data-driven approach, including sales, retention, branding, promotions, and pricing strategies. In addition, she provides strategic direction within Mission Rock to strengthen brands, empower learning and development, and optimize pricing performance to deliver quality experiences for customers, team members, and clients while increasing revenue. Marcella is passionate about helping drive and strengthen Mission Rock’s signature team-centric and equitable culture; therefore, she leads the organization’s DEI Committee and strategies that focus on reflection, education, celebration, and action.

Marcella joined Mission Rock Residential in 2012 as Director of Sales and Marketing. She brings over 18 years of industry experience, including starting onsite as a community assistant at a student property. Before Mission Rock Residential, she worked for a Miami-based owner-operator, overseeing the digital brand for over 6,000 units throughout four states, including developing portfolio performance reporting and introducing social media and digital marketing strategies.

Marcella is a graduate of Florida State University and attended St. Thomas University in Miami, FL, for her Master of Business Administration (MBA) in International Business. She is an active member of NAA and IREM. Additionally, she serves on multiple industry boards, including the Apartment Innovative & Marketing (AIM) Conference, the Apartment Association of Metro Denver (AAMD), and customer advisory boards. Marcella is considered an industry thought leader with experience speaking at local and national levels, including MFE Conference, AIM, NAA’s Apartmentalize, and more. In addition, she remains active in her local community, volunteering with local organizations, including One Colorado and The Conflict Center.

Kay Hutchison
Senior Executive Vice President, Operations

As Senior Executive Vice President of Operations, Kay oversees the operations of the Western portfolio, including Arizona, New Mexico, Nevada, Utah, Idaho, Washington, and Oregon. Additionally, Kay assists in the determination of strategic operational objectives, drives property operational performance for the entire Mission Rock portfolio, mentors and develops new EVP's and executive team members and assists in the evaluation of new initiatives to determine the validity of implementation.

Prior to joining Mission Rock Residential, Kay was Vice President of Operations for PEM Real Estate Group in Scottsdale, Arizona and led property management efforts in Arizona, California, and Nevada. Her previous experience also includes five years as President of Evergreen Realty Group, and ten years with Magellan Residential as Vice President of Property Management.

Kay holds a Broker License for Arizona and Nevada. She is a Certified Property Manager (CPM) through IREM, as well as a Certified Apartment Property Supervisor (CAPS) through NAA.

David Roy
Executive Vice President, Property Services

As the Executive Vice President of Property Services, David oversees the Regional Service Management team in 17 states to ensure timely execution of capital projects and business plans throughout the portfolio. In addition, David coordinates all training and development programs for the onsite team members as well as preventative maintenance plans throughout the organization.

David’s responsibilities also include the development of Mission Rock policies and procedures as well as industry best practices. David is regularly involved with Risk management, Execution of MRO purchasing contracts, and Master Service Agreements for the organization.

David started his career in property management as a paint contractor and continued to develop his skills and knowledge as a Regional Quality Assurance Manager with Trammell Crow Residential and Director of Maintenance and Construction with PEM Real Estate Group in Scottsdale, Arizona. He has worked in the property management industry for over 28 years.

David attended International Baptist and West Coast Baptist College where he studied Music Performance. David is a Certified Pool Operator and has multiple trade certifications in HVAC, Plumbing and Electrical repair.

Janelle French
Executive Vice President, Operations

As Executive Vice President for the Central Region, Janelle oversees Mission Rock Residential’s properties in Colorado, Kansas, and Missouri. Janelle is responsible for the financial and operational success of the Central Region portfolio while managing the operational transition of new acquisitions.

Janelle has over 25 years of experience in the multifamily industry. Starting as a leasing consultant and advancing over the years through the assistant manager, property manager, and regional manager roles have allowed Janelle the opportunity to truly learn the business from the ground up. Prior to joining Mission Rock Janelle was a Regional Manager for Fairfield Residential in both Colorado and Washington. She has experience overseeing diverse portfolios that include new construction lease-up, affordable, conventional/stabilized communities as well as redevelopment properties for repositioning in the market.

Janelle is currently the Member Services Committee Chair for the Apartment Association of Metro Denver (AAMD), in addition she has previously been an executive board member for AAMD, where she has served as Secretary, President Elect, President and Past President. She is an active member of the Colorado Apartment Association (CAA) Board. She attended National College of Business where she earned her Associates’s Degree in Hospitality Management. Janelle is a Certified Property Manager (CPM) through IREM and holds a Broker’s License for Colorado.

Kevin Vertrees
Executive Vice President, IT

Kevin Vertrees is an Executive Vice President of Information Technology at Mission Rock Residential. He has over 25+ years of experience in the real estate industry and a deep understanding of real estate operations, strategy, and industry-leading technologies. He specializes in the design and execution of strategic information systems planning, enterprise platform implementations, business intelligence, content management and process reengineering projects.

Prior to joining Mission Rock, Kevin was a Lead Management Consultant at RealFoundations where he has led transformational initiatives for clients including Urban Edge, JBG Smith, Spring Creek Towers, Brookfield, and the Jonathan Rose Companies. He previously served as the Chief Information Officer for Forest City Ratner Companies and the Enterprise Architect for Forest City Realty Trust.

Kevin holds a Bachelor of Arts in Music Composition from The Ohio State University and has formed several non-profit organizations serving art, environmental and community-based needs.

Chris Rullman
Senior Vice President of People & Culture

Chris Rullman is a senior business executive and C-suite Human Resources leader known for aligning people strategy with business performance. With more than two decades of experience across global, private equity-backed, and publicly traded organizations, he brings deep expertise in organizational design, talent strategy, culture transformation, and operational leadership.

Currently serving as Senior Vice President of People & Culture at Mission Rock Residential, Chris leads enterprise-wide human capital strategy for a national multifamily portfolio exceeding 35,000 units. He partners closely with executive leadership to drive workforce performance, strengthen culture, and ensure scalable, compliant people practices that support long-term growth.

Previously, Chris held executive roles at Strategic Retail Partners, WOW! Internet, and Comcast, where he led large-scale transformations, supported IPO readiness, integrated more than 40 acquisitions, improved engagement and retention outcomes, and helped organizations achieve significant operational and margin growth. Known as a pragmatic strategist and trusted executive partner, he elevates HR as a true driver of business results.

Chris holds an MBA from George Fox University and dual bachelor’s degrees in Human Resource Management and Marketing from the University of Idaho.

Bo Pang
Senior Vice President, Residential Accounting

Bo Pang joined Mission Rock in 2015 and has since advanced to the role of Senior Vice President of Residential Accounting. In his current position, Bo oversees the residential accounting department, managing a team of 20 skilled accounting professionals. He is responsible for both internal and external financial reporting, ensuring accuracy and timeliness while strategically supporting the organization's growth and success. Bo closely collaborates with clients and cross-functional teams to meet ever-changing reporting standards.

Bo's passion for real estate accounting began during his internship at Hamilton Zanze Real Estate Investments, where he was introduced to the dynamic nature of the real estate industry. This experience ignited a strong interest, leading him to pursue a career in the field.

Bo earned a Bachelor of Science in Business Administration (BSBA) with an Accounting focus from the University of San Francisco, graduating Magna Cum Laude. He later obtained an MBA from Colorado Technical University.

James Widby, Jr.
Senior Vice President, IT

James joined Mission Rock in 2015 and since joining has elevated the technology resources, security, policy and support across the company. Throughout his tenure, Mission Rock has experienced a shift in technological advancements and support through the implementation of a support team and helpdesk, software enhancements, network infrastructure and cybersecurity. James has standardized technology equipment procurement and achieved cost savings in technology through vendor management and contract negotiations.

James brings to Mission Rock nearly 20 years of IT leadership and a diverse background that aids in providing sound and flexible strategies for keeping the company secure, innovative and on budget. Prior to working for Mission Rock he served as an IT leader at Zynex Medical where he managed a highly secure IT infrastructure and lead and supported the team to implement new systems, create policies and enhance security protocols.

Sarah Kempton
Senior Vice President, Operations

Sarah Kempton is Senior Vice President of Operations, where she leads the strategic and financial performance of a national portfolio of more than 77 multifamily communities representing over 15,000 apartment homes. With more than 26 years of industry experience, she is a performance-driven leader focused on maximizing revenue, strengthening net operating income, and executing disciplined expense control strategies that enhance asset value.

Since joining Mission Rock in 2013, Sarah has built a reputation for delivering measurable financial results through operational excellence and data-driven decision-making. She specializes in revenue optimization, portfolio repositioning, and performance improvement across diverse markets nationwide.

In addition to her strong financial and operational discipline, Sarah is recognized for her ability to build high-performing teams and trusted partnerships. She believes strong results start with strong people, and she is known for developing talent, fostering accountability, and creating collaborative relationships with team members and clients. Her leadership style balances strategic focus with a genuine investment in the success of others.

Sarah is an active member of the Arizona Multihousing Association and serves on the Government Affairs Committee.

Outside of work, Sarah enjoys traveling, reading, hiking, and spending time with her husband, four children, and dogs.

John Clark
Senior Vice President, Operations

As Senior Vice President of Operations, John Clark leads the performance and strategic direction of a national portfolio of more than 85 multifamily communities, representing over 20,000 units. In this role, he is responsible for driving operational excellence, maximizing asset performance, and executing innovative marketing and operational strategies that elevate both resident experience and financial results.

John joined Mission Rock Residential in 2025, bringing extensive experience in multifamily operations and leadership. Throughout his career, he has held senior roles across diverse markets nationwide, building a strong foundation in leasing strategy, financial performance, and property management operations. Recognized for his hands-on leadership style and results-driven mindset, John is known for aligning teams, optimizing processes, and delivering sustainable value for clients and stakeholders.

In addition to his professional work, John is actively engaged in the multifamily industry. He serves on the Membership Committee and acts as an Ambassador for the Atlanta Apartment Association, supporting member engagement, industry collaboration, and advocacy initiatives.

Outside of the office, John enjoys traveling, staying active, and spending time outdoors. He is passionate about animal welfare and regularly volunteers with local shelters. He also values quality time with his dog, friends, and family.

Ashley Fenlon
Vice President, Marketing & CX

As Vice President of Marketing & Customer Experience at Mission Rock Residential, Ashley is responsible for the implementation and execution branding initiatives for both the individual communities as well as Mission Rock overall. She oversees customer experience initiatives for over 30,000 units in 17 states.

Ashley supervises programs related to community websites, digital advertising, branded collateral, social media, reputation management, and customer experience enhancements. Ashley developed Mission Rock’s online reputation management program in 2016, and as a result, the amount of online feedback has improved over 200%.

Ashley brings 13 years of industry experience and joined Mission Rock Residential when it first began in 2012. Additionally, she has over 7 years of experience in marketing and Public Relations, working with clients like Pinkberry, Chick-fil-A, and the Southern Colorado Craft Lager Festival.

Ashley graduated from Metropolitan State University of Denver with a Bachelor’s degree in Journalism/Public Relations.

Erin Mangers

With more than 25 years of multifamily experience, Erin Mangers leads operations for over 7,300 units across Colorado. She specializes in portfolio strategy, performance optimization, capital project oversight, and revenue growth. Known for her collaborative and people-first leadership style, Erin focuses on developing strong teams, driving operational excellence, and aligning results with organizational goals. Passionate about mentorship, market strategy, and elevating the resident experience, she combines strategic vision with hands-on execution to deliver thriving communities and strong stakeholder returns.

Karen Cash
Vice President, Operations

Karen Cash joined Mission Rock Residential as a Regional Manager for Texas in 2017 with over 25 years of industry experience. As Vice President of Operations, she supports the Eastern portfolio. She has consistently shown strong performance and team loyalty by being an empathetic, dedicated, and progressive leader who mentors numerous individuals for success.

Before joining Mission Rock, Karen was a Regional Vice President with Adara Communities and where she successfully oversaw the operations of up to 21 communities with 5,300 units. Karen brings proven experience in multiple facets of the multifamily industry, including new construction lease-up, conventional communities, rehab and value-add, and student markets. She is an active member of her local apartment associations, where she has held various chairs on both Bryan College Station Apartment and Texas Apartment Associations. Additionally, she was awarded both Member of the Year and Manager of the Year. Her calm, proactive and fair nature provides both balance and growth for her region.

Karen is a proud Grandmother of two grandchildren and enjoys working on her ranch with her husband.

Kassi Bartow
Vice President, Operational Compliance

As the Vice President of Operational Compliance, Kassi is responsible for leading a process and compliance focused team. After joining Mission Rock Residential in 2015, Kassi has consistently strived to serve the company and her team through process improvement. She oversees internal and external financial reporting, as well as departmental vendor compliance. Developing policies and procedures for the team while serving as a liaison between accounting and other departments is a core focus.

Kassi started her career in governmental accounting, working for both city and state entities, before shifting her focus to the multifamily industry and finding her home with Mission Rock. She is a graduate of Kansas State University and the New York Institute of Technology.

Lisa Adams
Vice President, Operations

Lisa Adams serves as Vice President of Operations, overseeing a portfolio of more than 38 multifamily communities totaling over 10,323 units across Tennessee, Virginia, Texas, Georgia, South Carolina, North Carolina, and Florida. In this role, she is responsible for driving operational excellence, building and developing high-performing teams, enhancing asset performance, and implementing strategic marketing and operational initiatives that support resident satisfaction and sustainable business growth.

Lisa joined Mission Rock in 2025, bringing extensive experience in multifamily property operations. Throughout her career, she has held senior leadership roles across diverse markets nationwide, developing deep expertise in leasing strategy, financial analysis, and property management. Known for leading with clarity, accountability, and purpose, Lisa takes a hands-on, strategic approach that consistently delivers measurable results and long-term value for owners, partners, and residents.

Beyond her professional responsibilities, Lisa is actively involved in the multifamily housing industry through organizations such as IREM Georgia and the Atlanta Apartment Association, where she supports industry engagement, professional development, training, and advocacy initiatives.

Lisa attended Gordon College of Business, where she earned her Associate’s Degree in Business Management. She is also a Certified Property Manager (CPM) through IREM, reflecting her commitment to professional excellence and industry best practices.

Outside of work, Lisa enjoys traveling, staying active, and spending time outdoors. She is passionate about animal welfare and regularly volunteers with local animal shelters, and she values quality time with her dog, friends, and family.

Matt Smith
Vice President of Property Services

Matt oversees the capital improvement strategy and execution and professional support and development of service teams across 4 states for Mission Rock. He provides training for the service teams, oversees the development and execution of capital improvement projects, and analyzes future capital needs for the properties he oversees.

Matt started his career in maintenance over 23 years ago. He started his career in property management as a service manager with Thompson Michie and Associates 21 years ago on a small 100-unit property in Utah. He has been with Mission Rock Residential for the last 10 years. Over the last 23 years in maintenance, Matt has gained extensive knowledge in various types of HVAC systems, plumbing, electrical, building envelope, and waterproofing details. This knowledge helps him develop scopes of work to write accurate RFPs and verify the quality of work on the projects he oversees.

Matt attended Utah State University, where he studied Aviation.

Tammy DeMarsilis
Vice President, Operations

Tammy is the Vice President for Mission Rock Residential’s western portfolio, including Idaho, Oregon, Washington, and additional support of our affiliate organization, MRR California. She started with Mission Rock Residential in 2013 as Regional Manager of the Phoenix portfolio. Her responsibilities grew to assimilate the Tucson and a portion of Texas properties. Under her leadership, her teams were able to successfully renovate and position properties for disposition in less than 12 months.

In her current role since 2019, she initially oversaw Arizona and the Pacific Northwest portfolios in Oregon and Washington. Throughout her tenure, assets included 55+ communities, LITCH, mid-rise, and conventional.

Previously, Tammy worked as Portfolio Manager overseeing 25 residential and student properties totaling over 6,000 units and 3 Regional Managers for Evergreen Properties in eight states. Other facets included new construction lease-ups along with rehab and value add properties.

William Ochs
Vice President, Property Services

As Vice President of Property Services, William oversees the Regional Service Management team throughout Mission Rock’s East Coast portfolio. His efforts ensure proper training of onsite service teams is conducted in accordance with Mission Rock policies and procedures as well as industry best practices. William provides oversight for the scope development, contractor relations, and assesses future capital needs. His responsibilities also include the management, timelines, and execution of capital projects and business plans throughout the portfolio.

Prior to joining Mission Rock Residential, William was the Director of Maintenance and Capital Operations for the Metropolitan Management Group. His previous experience also includes Service Manager at TGM Associates resulting in over 20 years in the construction and property management industry.

William holds several national certificates such as EPA 608, EPA Lead Remediation Technician, CPO, and NAA CAMT designation. He also served 8 years in the United States Marine Corps and was Honorably Discharged in 2006.
